Suburban local the Prince Alfred Hotel is being offered by a private owner as an operational opportunity in Melbourne’s south.
The pub sits on a prominent 305sqm corner of popular thoroughfare Bay Street, on State Route 30, across from Port Melbourne Town Hall.
Built 1867, the Georgian-style hotel is fully equipped and licensed across two levels, with a roof deck and outdoor street dining.
It was previously operated by highly regarded husband and wife team Anna and Tom Streater.
In 2021, as Victoria faced its fourth COVID lockdown, the couple offered a free drink to anyone who got the new vaccine, which was being provided at the Town Hall.
Their lease expired mid-2025, and the 159-year-old pub has been closed since.
The freehold owner considered reworking the premise, but opted instead to leave it as a value-add opportunity for a new tenant.
Council requested the outside area be discontinued while the hotel was not trading, but an incoming operator should be able to secure a new permit.
A new lease is available for up to 30 years, seeking around $140k annual rent.
It is being sold via Expressions of Interest through HTL Property’s Scott Callow and Dan Ryan as an entry level hotel in an affluent district.
“Originally the idea was the owner would do a big reno upstairs, but they have scaled back their plans and now we are seeking a lessee, to make their own mark,” says Callow.
