PADDINGTON’S VILLAGE INN SEEKS NEW KEEPER

Brody Peterson is offering up his corner local the Village Inn of Paddington as he heads to the Hills’ Hollywood.

A prominent three level building on Glenmore Road, the pub was established in 1850, and was previously known as Durty Nellys Irish Pub.

Peterson bought it in 2013 and undertook a major refurbishment, rebranding it the Village Inn, to better suit the gentrified local community. The upgrade initially brought some negative media, harping on a decision to implement a dress code banning steel-capped footwear, soiled or torn clothing, fancy dress and high-vis workwear.

Playing to its locale in f&b, the pub offers no gaming but reports annual revenues circa $2.1 million.

The 171 sqm site is located between Paddington’s famous ‘Five Ways’ and The Intersection – the unofficial home to Australia’s best collection of fashion brands, dubbed ‘one of the world’s most desirable shopping strips’ by Virgin Australia’s Voyeur magazine.

Beyond current trading, the Village holds approval for ‘parklet’ outdoor seating and scope (STCA) for a rooftop beer garden activation or private function space that would offer CBD and skyline views.

The nearby Grand National, just two streets away, recently installed Josh Niland – proprietor of restaurant St Peters and Paddington’s renowned Fish Butchery, acclaimed in the James Beard World’s Best cookbook – into the Hotel.

This continues a long tradition of gastro dining in Paddington pubs, begun decades ago by Damien Pignolet at the iconic Bistro Moncur, in the Woollahra Hotel.

The most recent sale in the precinct has been that of the Unicorn Hotel in early 2021, for $10.5 million.

Mid-2021 Peterson secured the prized Hollywood Hotel of Surry Hills, and moving ahead with plans has listed the Village Inn with HTL Property’s Sam Handy and Blake Edwards, in conjunction with I.B Property’s Steffan Ippolito.

Agents would not comment on the sale except to say it is expected to appeal to existing hoteliers and aspiring restaurateurs.

The freehold going concern of the Village Inn is being sold via Expressions of Interest, closing Thursday, 25 August.
