THE BHP FOR SALE IN THE HILL

The historic Broken Hill Pub has joined the procession of large regional Hotels coming to market, as the oldest in the first officially old city.

Due to its seminal history in the mining economy, Broken Hill is known as ‘The Silver City’. It was dubbed Australia’s first heritage-listed city in 2015, for its outstanding contribution to the nation.

Broken Hill Pub – known as ‘The BHP’ – was established in 1886. Originally the Broken Hill Hotel, it was renamed the Freemasons Hotel in 1891 and the West Darling Motor Hotel in 1969, before taking on the current moniker.

It lays claim to being the oldest pub still operating in The Hill, and is described as “the best pub in the town”.

Occupying a 1,827sqm corner block at the intersections of Oxide and Argent Streets, it provides multiple bars, dining areas and an expansive beer garden, and balcony area on the upper level that serves as additional outdoor dining or function space.

The foodservice was repositioned as a quality gastro venue following a multi-million-dollar renovation.

Marketing literature reports weekly trade of $61k across departments, projected to continue to grow.

Upside in the business is said to come via activation of the accommodation, understood to include completion of a “presidential” suite, but generally providing a blank canvas for an incoming operator.

Broken Hill is an LGA of around 18k people backdropped by rocky red earth, rich with art and tourism. Events and film projects are returning to the region, and both visitation and mining are said to be “heading in the right direction”.

The town’s trajectory has prompted investment and sale of other pubs, such as the Astra Hotel, announced early May.  

“The scale and presentation of The BHP is truly something to behold,” suggests JLL Hotels’ Greg Jeloudev, marketing the asset with colleague Kate MacDonald.

“There is a fantastic opportunity to enjoy immediate income from this impressive asset with further upside to be created via an accommodation offering.”

The freehold going concern of the Broken Hill Pub is being sold via Expressions of Interest, closing Thursday, 28 July.
