BRIGHTON IN NEW HANDS AGAIN

The Brighton Hotel in Mandurah has kick-started real estate transactions again in Western Australia, selling to a local syndicate and operators as the State’s pubs reopen this week.

Mandurah is WA’s largest regional city, found around 70 kilometres south of Perth, with significant population growth expected to continue amid large-scale residential subdivision and development.

ALH purchased the pub in 2011 from the failed Compass Group, but in 2017 it was selected for divestment due to lack of suitability for a big-box bottleshop.

Perth publican Garry Miller subsequently took the deeds via auction, but after investing heavily in facility upgrades and repositioning the business Miller spied market opportunity – notably in ALH’s purchase of the Tavern at Two Rocks and the Monaghan’s sale of the Subiaco Hotel, both north of Perth – and decided to test the market late 2019.

The well-patronised operation, reportedly generating consistent weekly revenue prior to the mandated closure, has now sold to local investors for a price believed to be north of $3 million.

It will be operated by the Hutchen family’s Mandurah Group, which also steers the Bridge Bar & Brasserie and Red Manna restaurant.

CBRE’s Ryan McGinnity managed the auction sale for ALH and was re-appointed by Miller this time around.

McGinnity says there are new plans for another revision, as the State’s venues reopen from lockdown and intrastate travel resumes.

“The operator foresees a repositioning of the hotel, and plans on reopening the waterfront venue once plans are finalised and trading restrictions lifted.

“It’s expected to quickly regain traction as tourists and holiday homeowners flock to Mandurah over the July school holidays and months ahead, as lockdowns ease and venue capacities start to increase.”
