BRIGHTON HOTEL RETURNS TO MARKET

The Brighton Hotel in thriving Mandurah has returned to market two years after Australia’s biggest publican sold it at auction.

In 2011 Australian Leisure & Hospitality (ALH) took the titles to the entire 12-venue portfolio of the failed Compass Group for $86 million.

In 2017 it was selected for divestment, being the only pub in the portfolio without a bottleshop or site for a Dan Murphy’s.

An auction in December that year saw a newcomer to the industry take the prize for around $3.7 million, ushering local Garry Miller and sons into the game.

The Brighton stands on 1,300sqm, with a rear public bar, restaurant and courtyard, and upstairs function area – all of which benefit from views over the foreshore.

Found around 70 kilometres south of Perth, Mandurah is Western Australia’s largest regional city and one of its fastest growing. The local population is expected to increase more than 30 per cent in the next decade and a half as it continues to benefit from large-scale residential subdivision and development.

Having taken on the business, Miller’s sons went on to find preferred opportunity and careers paths in the area, and eyeing recent local sales such as ALH’s purchase of the Tavern at Two Rocks, just north of Perth, and the Monaghans sale after 50 years of the Subiaco Hotel in north Perth, he decided to test the market.

CBRE Hotels’ Ryan McGinnity and Chloe Mason have been appointed again, after managing the sale and auction process in 2017.

The WA market remains competitive, but Miller has spent time and money sustaining patronage and the Hotel maintains weekly revenue circa $50k.

“Since taking ownership, the owner has invested heavily in facility upgrades and repositioning the property,” advises McGinnity.

“Being purpose-built, this venue would be manageable for a single operator or would fit nicely into a larger portfolio.

“It’s a well-established venue generating consistent weekly revenue, which has the seasonal potential to increase significantly as tourists and holiday home owners flock to Mandurah throughout the school holidays and summer months.”

The freehold going concern of the Brighton Hotel is to be sold through Expressions of Interest, closing Thursday, 5 December.
