BIG SHELLHARBOUR GREENFIELD TAVERN ON OFFER

The Waterfront Tavern within the $2.3bn Shell Cove development at Shellharbour is open for offers, providing rare opportunity for a greenfield oceanfront freehold in the NSW south coast resort community.

Shell Cove is a joint venture between Frasers Property Australia and Shellharbour City Council, building a new community and town centre in the town, around two hours south of Sydney.

The development is scheduled to have just one tavern, referred to as the Waterfront Tavern, on 1,086sqm, incorporating a family bistro area, sports bar with TAB, gaming room, ‘informal’ seating indoors and outdoors plus private dining areas, a freestanding bar, an open plan kitchen and seating around a fireplace.

The upper balcony will be allowed to cantilever over the new public boardwalk and marina, optimising views of the harbour to the north and east.

Construction at Shell Cove is well underway and completion of the new tavern is projected to be in 2021. The purchaser will be invited to submit their ideas and vision for the site to ensure its operational ability matches its position and prominence, creating a ground-up greenfield Hotel in the vein of Chris Feros’ The Prince or the Malouf family’s Greggory Hills Hotels.

The new town centre is due to open in October, featuring a retail precinct, specialty shops, waterfront restaurants, a hotel, water play areas, library and community centre. Shellharbour City Council recently announced the winning company tendering to build the 270-berth boat harbour and marina, paving way for commencement of the tavern aspect.

“The Waterfront Tavern will form an important component of the community for residents and tourists, so we urge the best and brightest publicans to take advantage of this rare opportunity to secure a beautiful tavern in one of the most beautiful places in the world,” says Mayor Marianne Saliba.

Council hopes Shell Cove will become a major regional attraction, serving tourists and the growing local population, forecast to increase almost 23 percent by 2036.

“A town’s tavern has always been its heartbeat – a place for residents and visitors to eat, drink and relax while enjoying their surroundings,” says Glenn Colquhoun, Development Director – Shell Cove, Frasers Property Australia.

“Shell Cove is a family-focused community and the tavern will be a place for the whole family to enjoy. It’s another piece of the truly mixed-use precinct at The Waterfront, Shell Cove that will serve locals for generations to come.”

Shellharbour Council and Frasers are seeking “best-in-class” hotel owners and operators in a campaign through HTL Property’s Asia-Pacific director Andrew Jolliffe.

“True waterfront hospitality offerings are as unique as they are irreplaceable, and when considering the magnetism of the Newport Arms, Watson’s Bay and Manly Wharfs of the world, one can be forgiven for being more than a little excited about the prospects of a similar offering in this burgeoning part of NSW,” offered Jolliffe.

Shell Cove’s Waterfront Tavern opportunity is being sold via Expressions of Interest, closing Wednesday, 5 September.
