TOP OF OZ SUNDECK HOTEL LOOKING FOR OPERATOR

Australia’s highest pub, in the renowned Perisher ski resort, is being offered for the first time in more than 30 years.

Sundeck Hotel is a multiple award-winning venue providing a genuine ‘ski in-ski out’ experience in the largest ski resort in the southern hemisphere – Perisher Snow Resort.

It was Perisher’s first hotel, and is the only commercial lodge above the base of the lifts, sitting at an elevation of 1,769 metres, making it the highest in the land. As such it boasts panoramic views across the Front Valley ski run.

The Sundeck provides a popular public bar, with live music in the afternoons and seating for up to 90 people, plus an outdoor courtyard for an additional 60-pax when weather permits.

It also counts 41 rooms, with ensuites, tea and coffee-making facilities, configured for 90 beds with versatile arrangements from twin- to quad-share. Accommodation charges include a buffet breakfast, lunch and three-course dinner, served in a traditional alpine-style dining room seating 72 guests.

Significant trade is also generated through community events, such as the Peak Music festival, held at the Hotel on the June opening weekend, and the Sundeck Cup cross-country ski race every August.

Perisher is a major snow holiday destination that has seen significant investment since it was acquired in 2015 by Vail Resorts, to boast 47 lifts servicing 245 hectares of terrain.

Sundeck Hotel has been trading only 17 weeks a year, from the June long weekend to the October long weekend, with the operator electing to close for the other 34 weeks. It typically begins taking bookings in February, and around 65 per cent are made and deposits received by opening weekend.

A long lease until 2057 (including options) is being offered for the first time since 1991 by vendor Cliff Wallace.

Marketing literature notes the property has been “meticulously maintained” and that the high number of return guests is testament to its appeal.

“Perisher properties of this quality very rarely come onto the market, and to be able to secure a 35-year lease is almost unheard of,” offers Leonard Bongiovanni of MQ & Associates, marketing the business in conjunction with Michelle Stynes from Forbes Stynes Prestige Property Sales.

The leasehold operation of the Sundeck Hotel is being sold via Expressions of Interest, closing Thursday, 20 October.
