THE DEVIL DIVESTING IN DUBBO

Devil’s Hollow Tavern & Brewery is for sale boasting hot upside, in the New South Wales regional haven of Dubbo.

Operating as a boutique craft brewery and tavern, occupying a large 2,260sqm block, the structure is a recently constructed tilt-up panel building with high ceilings and approximately 740sqm of internal floor space.

It offers single bar operation amid a spacious main bar area, commercial kitchen, bistro area and large beer garden, under a full hotel liquor licence, with 25 off-street parking spaces.

It also counts state-of-the-art beer brewery equipment, capable of growing a significant retail liquor business and/or house brews for a group.

There is said to be opportunity to further expand the upstairs bar area and trading space.

The Devil’s suburban location finds characteristics similar to top performing regional gaming venues; Dubbo LGA counts eight ranked within the Liquor & Gaming Top 600.

It holds in-situ approval (LIA) for up to 20 gaming entitlements, allowing potential purchase of licences and opportunity to reposition the business towards a tavern-style gaming offering.

Dubbo is the State’s fifth-largest inland City, home to more than 70k people and a thriving construction and manufacturing economy as seen in the large blue collar worker base of the Blue Ridge Industrial Park, as well as destination for 2.5 million overnight visitors each year.

The Devil is owned by a syndicate of local business identities, fronted by Melissa and Paul Knaggs, who are understood to be divesting the asset because it is a little outside their core business of civil and industrial development.

“The economic prosperity of the Dubbo region over the last five years has seen a strong increase in the demand for, and success of, high-quality food and beverage offerings such as Devil’s Hollow,” offers HTL Property’s Blake Edwards, brokering the pub-brewery with colleague Xavier Plunkett.

“There exists the opportunity for an experienced operator to introduce gaming to the venue by acquiring or leasing poker machine entitlements,” added Plunkett.

The large-format freehold going concern of the Devil’s Hollow Tavern & Brewery is being sold by Expressions of Interest, closing Thursday, 1 September.
