The twin titles of Tara’s two hotels in southern Queensland have come to market as a package deal, as the Brauer family looks to exit the game.
Tara township is found in the Western Downs, 300 kilometres due west of Brisbane on Route 87, and home to around 4,200 people and two pubs.
The Commercial Hotel is a two-storey brick and weatherboard pub on 2,071sqm, providing a public bar with TAB and Keno, restaurant, gaming room with 12 EGMs, and drive-through bottleshop.
It also offers accommodation by way of 13 hotel rooms, six self-contained cabins and a three-bedroom manager’s apartment, plus overflow capacity by way of the 25 motel rooms at the Tara Hotel – six of which have recently been refurbished by the Brauers.
The Tara Hotel Motel is not currently trading, but occupies a generous 2.79Ha site and holds four gaming entitlements. The family purchased it nearly four years ago, with plans to capitalise on its potential.
Gaming at the Commercial is consistent, contributing to total reported annual revenue figures close to $9 million.
The pubs are being offered in one line, through Savills’ Leon Alaban, Christian Tsalikis, and Joseph Ganim, with clear potential to resume trading at the Tara or divest its assets.
“The opportunity is suited to an owner-operator, however, the Hotel’s trade has the ability to support a management team, opening up the opportunity to a wider market,” suggests Ganim.
“There is an opportunity for a new buyer to capitalise on the value-add opportunities with the land size obviously providing plenty of upside potential,” adds Tsalikis.
The freehold going concern of the Commercial Hotel and title of the Tara Hotel Motel are being sold in one line via Expressions of Interest, closing Thursday 7 November.
