In a market short of metropolitan opportunities, the Ruby Hotel in Rozelle is for sale or lease following extensive refurbishment and operation by the investor owner.
Michael Huang purchased the Ruby in 2015. Commonly known as Ruby L’otel, it enjoys a good-sized block in a prominent position on Victoria Road opposite O’Conner Reserve, just four kilometres from the Sydney CBD.
The flagging Hotel underwent a major makeover, rejuvenating its bar, bistro, spacious beer garden and eight upstairs accommodation rooms, and refreshing the gaming offering.
Huang has been operating it himself, but wishes to move his attention to other projects. To this end he is looking to either lease the business to a strong operator or sell the freehold outright.
He has engaged Ray White Hotels’ Blake Edwards to market the asset and opportunity, which boasts several options of interest in a buoyant market.
“The Ruby Hotel & Pub has 537sqm of land with potential redevelopment options, which will undoubtedly enhance the interest levels of all buyers,” notes Edwards.
“The Hotel’s recent refurbishment, which includes six new gaming machines, means there is not too much work that would be required for an incoming lessee or buyer.”
The inner west has brought strong results in what sales have come to market in recent times, as seen in the Duck Inn, West Village, and off-market Cat & Fiddle, particularly around land bank opportunities, such as Balmain’s Town Hall Hotel.
