Windsor’s The Rex has hit the market as perhaps the best-value sale of the year to date.
Offering potential highlighted by 15 indoor EGMs and “extensive outdoor area” on a generous block, the 20-year leasehold of the Royal Exchange Hotel is not short of opportunity for the entry-level fixed price of $550,000.
The Rex has a TAB, eight accommodation rooms, beer garden, office and storage space and a tenanted Thai restaurant, and agent Gerry Quinlan describes it as “neat as a pin”.
“The vendor made a decision for a definite sale, and at the price the hotel would have to be one of the best-value pubs in some time,” the Manenti Quinlan director told PubTIC.
Windsor is a pivotal point in the expansion of Sydney’s north-west growth corridor, and the current operator has been unable to fully capitalise on the potential of the site.
The increasing shortage of leasehold opportunities within Sydney is significantly affecting the desirability of satellite and regional areas.
