Plans have been unveiled for a massive $300m+ development around Mt Druitt’s tired Vegas Hotel, bringing close to a thousand new apartments as the precinct braces for a surge in property activity.
The Vegas Hotel site on North Parade at Mt Druitt has been an asset of Geoff Redmond’s Redmond Group.
Blacktown Council was provided plans, in association with Leith Group Developments, for a vision to transform the site with five residential towers, featuring rooftop and communal outdoor areas, 18 retail/restaurant spaces on the ground floor, basement parking and a revamped Vegas Hotel.
The new Vegas will be incorporated into the ground floor of two of the towers, offering a public bar and lounge, restaurant, gaming area, and paved and landscaped outdoor areas, across 3,050sqm.
The 20-storey towers, set to be the tallest buildings in the Mt Druitt CBD – eight storeys higher than its current tallest building, Mt Druitt Central, still under construction – will include 950 residential apartments, comprising 247 1BR, 606 2BR and 95 3BR units.
Documents submitted put the development budget at approximately $308.6 million, with gross floor area of 159,721sqm.
Mt Druitt is expected to see a drastic revitalisation in coming years, following approval in May 2020 by the State Government of a plan from Blacktown Council to create more mixed-use residential and commercial development in the precinct. The accelerated approval gives the green light to $1.5 billion in zoning changes, the new rules enabling high density housing and increased building heights.
The proposal plans suggest the project will make a “significant contribution” to affordable rental accommodation in the area for low- and moderate-income households. If approved it will be built in two stages.
The application is now in the hands of the Sydney Central City Planning Panel.
