NEW ERA FOR THE TERMINUS

The Terminus Hotel lives on under new ownership, with a local investor taking the title to Marulan’s only watering hole.

The Terminus is a classic corner pub in the heart of town, set on a 4,713sqm with ample parking. It offers a single-service bar, bistro featuring an open fireplace, gaming room, an enclosed balcony with district views, and seven pub-style accommodation rooms.

Its passive owners, Peter and Nonie Butterfield, have owned it for around a decade, and run it under management.

The business reported over $31k weekly revenue when it was put to market last year. The couple were looking to retirement and cited the opportunity for a new owner.

Beyond the growth potential of the town, it offered a buyer clear upside in multiple departments. The gaming, with 12 EGMs, provided no smoking solution, and the bistro significantly contributed to the bottom line yet is open limited hours. The generous block also affords future development potential.

Marulan is around 160 kilometres south-west of Sydney, and targeted for residential growth through the Goulburn Mulwaree housing strategy. Recent activity has included construction of the Marulan Village Centre, directly across from the Terminus, completed last year.

Recognising the potential, the Hotel has been bought by a private local investor, with plans to capitalise on its shortcomings. Sources suggest the sale price was circa $3 million.

The deal was brokered by CBRE Hotels’ Kate MacDonald in conjunction with Mike Wheatley of Knight Frank.

“The Terminus presents an ideal opportunity for the purchaser to implement some quick wins to improve the performance of this local tavern, which has the rare advantage of being the only watering hole within a 30-kilometre radius,” offered MacDonald.
