GLOBE HOTEL RETURNS TO MARKET

Rylstone’s idyllic Globe Hotel is back on the market as its first-time owners look to exit the game.

Strategically positioned in the centre of the main street through town, the Globe enjoys a large 6,658sqm lot, providing guests a neat public bar, TAB, indoor gaming room with four EGMs, 14 well-appointed accommodation rooms, and ‘The Shed’ bistro. Outside is a large beer garden with children’s activities that is a favourite in the close-knit town.

The Hotel was established in 1855 in the heritage village of Rylstone, on the western edge of the Blue Mountains, around three hours out of greater Sydney. The town is one of the oldest west of the Great Dividing Range, and proximate to the famous wine and foodie region of Mudgee – celebrated in its hosting of the annual ‘StreetFeast’ each November, closing Louee Street to traffic as festival-goers gorge on local food, produce, wine, art and craftwork.

The Globe is one of only two pubs in Rylstone, and the only one with gaming. The room has no smoking solution, CRT or TITO, and aged machines. 

Its popular dining space, The Shed, is a well-designed add-on to the original brick hotel, able to seat 80-pax, in ducted air-conditioning, with single-service bar and direct access to the beer garden.

In 2017 the current owners left the big smoke behind for a ‘tree change’ and dove into their first time operating a pub.

Two and a half years on they have listed it through CBRE Hotels’ Kate MacDonald and Ben McDonald. Records show average weekly revenue closed to $30k, coming predominantly through the bar and bistro, with gaming contributing less than five per cent.

Beyond the clear opportunity for an improved accommodation offering in a region blessed with tourism and mining, agents say the Globe has plenty to offer the right owner-operator or growing regional group.

“An incoming operator will see instant benefit in upgrading the four PMEs, providing a smoking solution, and better utilizing the abundance of land available to this pub,” says MacDonald.

The freehold going concern of the Globe Hotel is being sold via Expressions of Interest, closing Thursday, 7 November.
