GARRY OWEN ON THE MOVE

Inner west landmark the Garry Owen Hotel is being sold by owner-operators in a campaign offering either the freehold going concern or a new lease.

Built 1920, the stately two-storey building was designed in the Colonial style. Despite a number of internal alterations, it has retained much of its façade’s period character.

Occupying a prized 358sqm lot on Rozelle’s Darling St, it comprises a public bar, bistro, gaming room with 10 machines, function room, a spacious first floor deck and rear balcony offering views to the city, and a small apartment.

It has alfresco seating approved on Denison Street, for 40 patrons.

Garry holds a midnight liquor licence, Monday to Saturday, and an incoming operator would stand to benefit from greater optimisation of trade.

Furthermore, the foodservice is leased to a subcontractor, and resuming control could allow installation of a revised upmarket food offering in line with the local demographic.

The Hotel was acquired in 2018 by Bruce Harden and Renato Botter from Bill and Margaret Sloan, who had operated it for five years, after buying the business from Laundy Hotels.

Having traded through the pandemic, the owners are now looking to retire and opted to either sell or find a suitable tenant.

Agents say their vendors are looking for a sale price of around $7 million.

A divestment campaign is being steered by HTL Property’s Blake Edwards and Sam Handy, who note the flexibility on the table.

“They’re happy to consider offers for sale, lease or other structured arrangements,” advises Edwards.

“The vendors have applied a casual approach to the management of this pub, so there exists lots of low hanging fruit in terms of the upside – across all departments.”

The Garry Owen Hotel is to be leased or sold, via Expressions of Interest, closing 2 June.
