ASX-listed Entertainment Ventures is divesting its interest in the charming Royal Cricketer’s Arms in Prospect, putting up a lease with 27 years remaining.
The two-storey Arms (RCA) was first licensed in 1880, serving patrons of the Blacktown region, offering “great pub food in relaxed leafy surrounds”. Its multiple indoor and outdoor trading areas include a cosy public bar, with original fireplace roaring in winter, and a “spectacular” beer garden amongst 100-year-old willow trees, with its own Shed Bar.
It occupies a generous 2,013 sqm site in Blacktown LGA – the most populous Local Government Area in NSW, with population forecast to grow around 26 per cent as more than 115,000 residents settle in the area over the next 20 years.
Part of the Western Sydney employment and recreation hub, the site is next door to Blacktown entertainment precinct, with Atura Blacktown and Skyline Drive In, and is close to popular waterslide attraction Sydney Action Park.
While the RCA does a strong trade in food and beverage it has no gaming, although the Band 2 precinct could allow it. It trades only five days per week, closed Monday and Tuesday.
Vendor Entertainment Ventures (ASX:EVT) also owns the Attura, behind the pub.
EVT’s business is primarily media and entertainment, reporting revenues of $1.31 billion in FY26. But they are not pub operators and are selling the RCA as it is non-core, to free up capital.
Representing a strong entry level opportunity for a hands-on operator, with the security of a long tenure, agents did not provide a price guide but suggest “all genuine offers will be considered”.
A sale is being managed by JLL Hotels’ Edward Browne and Kate MacDonald through an Expressions of Interest campaign closing Wednesday, 14 October.
“The substantial lease tenure provides an incoming operator with long-term certainty, while the continued population growth and favourable demographics across the Blacktown LGA provide a strong backdrop for the business,” says Browne.
