DENILIQUIN’S SPORTSMANS ARMS FOR SALE

The big Sportsman’s Arms in downtown Deniliquin is being sold as a freehold vacant possession, currently operated under management, in the heart of the Riverina.

Deniliquin – aka “Deni” – is a pastoral region producing beef, wool, lamb and assorted crops, around 700 kilometres south-west of Sydney, almost due west of Canberra. The local population counts around 6,800 residents.

The Sportsman’s Arms is a large-format pub on a 2,816sqm corner of main road Davidson street, offering a sports bar, lounge bar, gaming room with 4 PMEs, open-plan bistro and commercial kitchen, a bottleshop and carpark. At the rear are 10 well-presented double motel rooms. 

For two decades the pub was a full-time commitment for Ed and Judy Cally, before they divested to a private investor in 2017, who subsequently leased it to another operator.

Having taken back control of the operation, and installed the Callys to manage it again for the short-term, the private owner has now elected to sell the going concern asset, ready for a new owner-operator to take the reins and benefit.

“The single-level layout allows the Hotel to trade efficiently across all departments and is ready for an incoming operator to put their touch on the venue to take it to the next level within this well-supported region,” proffers Leonard Bongiovanni of Manenti Quinlan, engaged to market the pub.

Figures show weekly revenue for FY19 – without including the accommodation or bistro, which was leased out at the time – was circa $21,500, but there has already been a lift in the rooms revenue and Bongiovanni suggests “there is significant untapped potential”.
