BELMORE JUMPS IN SCONE

Private owners have listed the freehold going concern of the Belmore Hotel in the heart of the Hunter, Scone.

Prominently positioned on Kelly Street amid retail outlets, with a busy Woolworths located at the rear, the two-storey hotel resides on a generous 1,555sqm site. It blends modern hospitality with heritage charm, adorned with period features such as a grand veranda, ornate fireplaces, and pressed metal ceilings.

The hotel provides a bustling public bar, cocktail bar, commercial kitchen and bistro, function spaces and a well-presented beer garden, under a late-trading 1am licence. There are also nine accommodation rooms and a three-bedroom manager’s residence.

Scone is a town of more than 6K residents in the upper Hunter Valley considered the ‘horse capital of Australia’, keeping a thriving regional economy driven by a world-class thoroughbred industry, tourism, and agriculture, sharing in over 12 million annual visitors to the Hunter Valley. It hosts major events such as the Scone Horse Festival and Scone Cup Carnival.

The Belmore is currently owned by Caly P/L, which acquired it in 2023 as part of a portfolio offering from Ned Kelly.

It has been put to market as Caly cite strategic plans, intending to renovate the other asset in town, the Royal Hotel.

Marketing literature notes the Belmore’s newly renovated accommodation rooms, and approved development plans for additional rooms.

Expressions of interest are now open through MQ & Associates. The operation is seen as ideal for an astute investor or hands-on operator, providing opportunity to capitalise on the region’s expanding visitor economy and local community.

“With its rich history, premium hospitality offering, and strong trading potential, the Belmore Hotel is a rare opportunity in an increasingly sought-after market,” says MQ’s Leonard Bongiovanni.
