The picturesque Flowerdale Hotel is being sold by its acclaimed owner-operators as they prepare to ride off into the sunset.
Set on a sprawling 6,753sqm of Whittlesea-Yea Road, the well-known and multi- AHA Vic award-winning country pub is around 80 kilometres outside the capital and a favourite stopping point from Melbourne and surrounding areas.
It features a front bar, large dining and function space, huge beer garden and expansive outdoor areas, under a 1am licence. There is also separate accommodation of four units, plus a manager’s residence.
Since the shutdowns ended the pub has only been open five days a week, closed Mondays and Tuesdays.
Weekly revenue has been averaging around $20k, generating price expectation around $1.5 million.
The vendors are husband and wife team Steve and Vivian Phelan, who bought the property in 2001.
The pair had never worked in pubs previously, but Steve gave up his profession as a printer and they engrossed themselves in their custodianship of the iconic regional hotel and its diverse clientele.
In 2018 Steve was surprised by the AHA Vic, lured to Melbourne for the awards and bestowed one of the Association’s highest honours, the Nikakis Award, where they cited his work with the relief efforts that followed Victoria’s deadly Black Saturday bushfires.
The Phelans are now selling to retire, and while they will continue to live locally have already ordered a caravan in preparation for some serious travelling.
“Twenty years down the track it’s time for the pub to get a new life, and for me to retire,” says Steve. “It’s still a great little venture for someone.”
CBRE Hotels are marketing a “lifestyle opportunity” in a stunning location with potential to build on a highly profitable destination venue.
“Plenty of upside in this well-known country pub on a generous property of almost two acres, only an hour out of the city in the picturesque foothills of the central Victorian highlands,” says CBRE’s Mat George, who is conscious of the migratory trends taking place outside capital cities.
“Better lifestyle, affordability, technology and more flexible working environments are driving the ‘push for the bush’ and we are continuing to see increased levels of demand for people looking to relocate from the Melbourne market and establish roots in popular rural communities within easy reach of the city.”
The freehold going concern of the Flowerdale Hotel is being sold via Expressions of Interest.
