THE SNOW GOOSE TAKES FLIGHT

Alpine hotspot the Snow Goose Hotel has migrated back to market as a freehold going concern, through owner-operator Andrew Smith.

The Goose resides on a big 2,447sqm plot in the centre of Adaminaby, accessed from the Snowy Mountains Highway. Popularly known as ‘The Goose’, it is the only pub in town, with limited competition.

Built 1957, it provides public bar, function areas, gaming room with 10 entitlements (seven owned and three leased), quality accommodation offering of 11 pub-style rooms and 10 motel suites, and a spacious ground floor two-bedroom manager’s flat.

Benefitting from local industry drivers, such as the ongoing $12bn Snowy 2.0 infrastructure project and the NSW ski fields around 40 minutes’ away, the hotel reports historical, profitable trade performance and weekly revenue north of $89K.

Opportunity is seen in letting of the managers flat, and the potential to increase the gaming operation, zoned Band 1 (green).

Smith has held the property for around eight years. He tested the market with a lease on the operation in 2022, but now, looking to “other opportunities” the business and freehold are on offer.

“The Hotel will appeal to an array of buyers, and due to the outstanding level of trade, can be easily operated under management. As such, the venue suits owner operators and group hoteliers alike,” suggests JLL Hotels’ Greg Jeloudev, managing the campaign with colleague Edward Browne.

Marketing literature posts a sale via Private Treaty looking at $7.9 million, with submissions due by Friday, 6 December. Jeloudev stresses the opportunity in such a “highly profitable” freehold.

“Buyers will be hard pressed to find a higher yielding venue in all of NSW, particularly one comprising of such high margin trade.”
