The Ramia family has offered up operations at the proud National Hotel, in booming Geelong.
Across three levels of approximately 500sqm in the Geelong CBD, catering to 200-pax, the National provides multiple bars, dining and function spaces, serviced by a “AAA” commercial kitchen, dumbwaiter and patron lift, with rooftop courtyard on the upper level offering panoramic views across the evolving Geelong skyline, equipped with retractable awning and full service bar. The hotel holds a 3am general licence, and enjoys rear access for services.

Already one of Australia’s largest regional centres and gateway to the Great Ocean Road, Geelong boasts a vast array of natural and social attractions, including boutique wineries and an impressive sporting and cultural calendar.
Coupled with its proximity to Melbourne it is an ideal short-break destination, inspiring over 4.9 million visitors to make their way to Greater Geelong and The Bellarine each year.
The visitor economy is a significant driver of economic activity for Geelong, making it an ideal destination for tourism investment.
James is looking to take a step back from the industry in the near future, while starting a family, and is offering a new 10-year lease, with a further four 5-year options for approved purchasers. The business is subject to annual rent of $150k plus GST and outgoings, with annual increases at three per cent or CPI.
Currently, the bistro only does lunch and dinner, and only operates Thursday to Sunday. Conservative projected trading suggests the operation can generate weekly turnover of more than $40k, making it an opportunity to create a destination venue with minimal outlay.
“I’m expecting good levels of enquiry from operators both locally and interstate as Geelong continues to surge as one of Australia’s fastest growing centres,” offers CBRE Hotels’ Mathew George, who reports Geelong is “on a lot of people’s radars”.
The leasehold of the National Hotel is being offered via Expressions of Interest, closing Thursday, 3 August.
