WILLOW TREE FOR SALE IN THE HUNTER

The Willow Tree Hotel in the NSW Hunter region has hit the market, offering a well-presented local in one of the State’s booming regions.

The two-storey Willow occupies a 1,556sqm site on the New England Highway (Kelly Street) through town, with rear access via Main Street.

It offers patrons a public bar with TAB, the popular ‘Ringers Bar’, bistro, beer garden, and accommodation upstairs.

The bulk of revenue (56.5 per cent) in strong weekly trading reportedly comes through the bar and accommodation, with the bistro accounting for 38.6 per cent of takings.

It has been renovated and well-maintained, but comes to market as the business partner owners opt to go their separate ways.

Scone is approximately 277km north of Sydney, and home to dozens of horse studs and annual events including the Scone Horse Festival and the Scone Cup Carnival.

The Willow Tree is the second pub in town to become available recently, following the Royal Hotel in early February.

Its private owners have engaged Manenti Quinlan’s Leonard Bongiovanni and Jeremy Cusack to conduct the campaign, with expectations of sale price around $1.5 million.

“The hotel offers a good foundation with a huge opportunity to increase its current level of trade and create a strong local hotel in a vibrant and renowned region of NSW,” notes Bongiovanni.

The freehold going concern of the Willow Tree Hotel Scone is being sold via Private Treaty.
