The White Lion Hotel Motel in the Riverina region is on the market for the first time in 36 years, as the Strongmans look to retire.
Peter and Maria Strongman have owned the Deniliquin pub since 1983. For 12 years it was under lease, until their tenant retired and they resumed operations early 2018.
The Lion offers a public bar and TAB, well-presented dining and function areas, lounge, beer garden, gaming with three EGMs, drive-through bottleshop, and extensive onsite parking. There is also a two-bedroom manager’s residence, and nine modern motel units.
Since taking over again the Strongmans have reportedly given the business a “pretty good shake-up”, refurbishing the kitchen, outdoor area, bottleshop, and motel rooms.
Deniliquin is a thriving Riverina town close to the Victorian border on Highway B75, approximately 725 kilometres south-west of Sydney or 285 kilometres north of Melbourne.
It is home to around 9,000 residents in the surrounding region, and a popular year-round destination for tourists, providing water sports and fishing in the Edward River, which splits the town.
Built 1962 on a 2,327sqm site, the pub reports nearly $1.4 million in revenue for FY19, despite the owners increasingly removed from the day-to-day.
“A hands-on working couple would find some upside to it,” suggests CRE Brokers’ Ian McDonald, marketing the asset.
“The food trade is quite strong,” he continues. “It’s close to the caravan parks in Deni, and gets a lot of spin-off.”
The freehold going concern of the White Lion Hotel Motel is being offered for $1.5 million, representing a 13.2 per cent return.
