In a “booming” FNQ tourism market, the Hot Springs Hotel and leisure park are for sale in Cairns hinterland haven Innot Hot Springs.
Situated in the Atherton Tablelands township, southwest of Cairns, the property and business are on two separate lots, totalling 3.01-Ha (30,100sqm), beside the famous Innot Hot Springs.
The Hot Springs Hotel includes a public bar, restaurant, large beer garden, five self-contained rooms and a two-bedroom manager’s residence.
On another 2-Ha block is the leisure and camping park, providing a range of accommodation offerings, including six hotel rooms, four self-contained and air-conditioned units, 14 powered van sites, and 23 camping sites.
The Springs are deemed one of three Cairns hinterland beauty spots, and provide naturally heated mineral water from which the park’s six pools are filled.
“The asset’s positioning next to the renowned Innot Hot Springs in Nettle Creek provides a great demand driver for the park’s diverse accommodation and hospitality offerings,” suggests CBRE Hotels’ Paul Fraser, who is marketing the property in conjunction with Ray White Rural Atherton’s Morgan Brennan.
North Queensland’s drive tourism market is said to be “booming” and this trend has been accelerated by COVID-19 – further fuelling strong investor demand for leisure assets in key regions of the state.
After a number of years in the same hands, the properties offer considerable operational upside for an incoming operator to invest some capital and take advantage of “underutilised business opportunities”.
“There is an abundance of natural beauty and attractions surrounding the asset, all of which are driving demand to the area,” furthers Brennan.
“The Park benefits significantly from this, considering the limited local competition for both quality accommodation offerings and hospitality services.”
The freehold going concern of Hot Springs Hotel and leisure park is to be sold via Expressions of Interest, closing Thursday, 9 June.
