Enmore’s revitalised The Duke has come to market as a post-COVID opportunity in a suppressed trading environment.
Located on a sizeable 430sqm block on a corner of Enmore Rd, The Duke saw a significant renovation in late 2018 at the hands of former Drink n’ Dine front man Jaime Wirth.
Leveraging his successes with comparable inner west pubs Wirth repositioned The Duke in keeping with the local populace, with a tasteful fit-out and offering of craft beer, natural wines and an elevated pub bistro menu.
Having been forced closed alongside Australia’s pubs in March, The Duke has failed to reopen, having fallen victim to the economic stresses, adding to recent COVID-19 closures agents say have “sent a financial ripple through the NSW hospitality sector”.
Looking to the pending upswing of the warmer seasons, the landlord has resolved to offer the leasehold business to market with hopes of a new tenant operating by Melbourne Cup Day.
Minutes from the city, Enmore is flush with the trappings of city living, boasting a wide variety of food & bev options, and high-standard local hospitality, such as Merivale’s Queens Hotel, the Warren View Hotel – now counting a recent $2.5 million renovation – and the renovated, rebranded and soon to reopen Enmore Hotel.
An anxious market has resulted in a reduced availability of freehold stock, and bolstered by the recent sale of the nearby Sly Fox lease, The Duke operation is being marketed by HTL Property’s Sam Handy and Blake Edwards.
“We’ve seen a recent market shift, with operators aggressively scouring the market for leasehold opportunities borne out of the COVID-19 closures,” notes Edwards.
The Duke of Enmore leasehold is for sale via Private Treaty.
