SHEFFIELD FOR SALE AND READY TO SHINE

The picturesque Sheffield Hotel is for sale for the first time in more than four decades, as owners and operators retire and offer up the idyllic country town pub.

The Sheffield Hotel is said to be “one of the best country hotels in Tasmania”, occupying 4,017sqm in the centre of town, fronting Main Street, with rear access to Hope Street. Between is a public bar, commercial kitchen, two dining rooms, function room, five accommodation rooms and a manager’s flat, and a bottleshop, as well as an adjacent vacant commercial building and large car park.

Upside includes the potential (STCA) to develop part of the car park for accommodation.

The pub is the centrepiece of the community, and apart from the RSL enjoys very little competition.

Sheffield is found south of Devonport and west of Launceston, and considered gateway to ‘Cradle Country’ due to its proximity to iconic Cradle Mountain.

The town reports a permanent population of around 1,600, and is a popular tourism destination. It forms part of the Wild Mersey Mountain Bike Trails between it and Railton, and is known as the ‘town of murals’ due to its roughly 150 outdoor paintings, depicting stories of local history and residents.

The private vendors on the property have owned it for 42 years.

It is currently leased, until later this year, but the tenant is also said to be retiring and will reportedly vacate earlier given notice. 

“With the lease expiring in October, the purchaser has plenty of time to consider options – either to continue with the investment and lease to another party, or to own and operate,” offers John Blacklow of Knight Frank Tasmania, marketing the property.

The freehold of the iconic Sheffield Hotel is for sale subject to the existing lease (ending 25 October, 2023), by way of offer.
