RAILWAY DENI SALE OFFERS TREE CHANGE

The Railway Hotel of Deniliquin is up for sale or lease as “motivated vendors” look to ease into well-earned retirement.

Enjoying a spacious 1,214 sqm block on arterial Napier Street through Deniliquin, around 700 kilometres south-west of Sydney, the Railway is a classic in-part two-storey hotel comprising a main bar with TAB, bistro, function areas, beer garden, drive-through bottleshop, plus five accommodation rooms and a two-bedroom upper-level manager’s residence.

Deniliquin – known locally as ‘Deni’ – is a key service town of the Riverina region, on the Edward River. The district is home to nearly 7,000 residents and produces rice, wool, beef, dairy products, wheat, barley, fat lambs, vegetables, fruit and timber.

Marketing literature reports weekly revenue at the Railway of circa $26,000 (FY20), with the highest earner being the popular drive-through bottleshop.

Bill and Julie Nicolls have owned it for 12 years, culminating over 30 years in business, and say they “have done their time and are well and truly ready for retirement”.

Price expectation for the freehold going concern is $650,000 or the Nicholls are willing to take on a lessee for $100,000 for a 20-year lease, at $50,000 p.a. rent + GST and outgoings.

Manenti Quinlan’s Leonard Bongiovanni and Jeremy Cusack have been appointed to spruik the opportunity, suggesting its ideal candidacy for first-timers and potential upside for enthusiastic operators.

“The hotel would benefit a newcomer, due to the entry level price range, and the strong bottleshop trade offers a solid foundation, with opportunity to greatly improve the bar and bistro trade,” suggests Bongiovanni.
