Operation of hospitality “jewel” of the Snowy Mountains, the Snow Goose Hotel at Adaminaby, is being sold by publican Andrew Smith.
The Hotel was constructed in 1957, with goal of being the hub for Snowy Hydro Project workers.
Positioned in the heart of Adaminaby, its popularly known as ‘The Goose’ and occupies a 2,446sqm site that can be accessed directly from the Snowy Mountains Highway. It provides public bar, function areas, gaming room with 11 entitlements, and a total of 21 accommodation rooms plus an on-site managers unit that is currently leased to contract workers.
Average weekly sales are reported at roughly $87k, through multiple departments, including takeaway sales.
Adaminaby is less than two hours south-west of Canberra and deemed the gateway to the Snowy Mountains and Kosciusko National Park. The region is benefitting from the massive Snowy Hydro 2.0 scheme, linking two existing dams north-west of Adaminaby, and it is expected plans for Snowy 3.0 and 4.0 initiatives will be announced soon.
Marketing literature cites drawcards for potential suitors beyond strong cashflow and margins, such as the “attractive lifestyle afforded” by the region.
“The Snow Goose Hotel is an impressive hospitality operation that enjoys healthy cashflow and a high profit ratio,” states JLL Hotels’ Greg Jeloudev, marketing the asset with colleague Kate MacDonald.
“Opportunities to acquire such impressive leaseholds are increasingly rare, particularly those comprising gaming, accommodation, and F&B trade in one-pub towns.”
The leasehold interest of the Snow Goose Hotel is being sold via Private Treaty, available immediately.
