The breezily named Linga Longa Hotel in Gundy is for sale, offering a popular Hunter region local with plenty of upside.
Built on a big 1-acre (around 4,000sqm) block in the heart of town, the pub offers a large public bar and lounge, top-quality commercial kitchen and dining space, pool room, kids’ play room, and massive alfresco area overlooking the adjacent park.
In 2018 it found achievement as a Finalist in the AHA NSW Award category of Best Bush Pub.
It also holds in-built opportunity for the addition of accommodation, with the site marked Village zoning.
The Hotel was recently extensively renovated, seeing significant capex spent on an overhaul of the main bar, beer system and outdoor space.
Gundy is a town of only 200 residents, but a popular detour out of Scone off the A15 to Newcastle, around two hours’ drive south-east. It shares Scone’s proclivity for horse fields and equine-related businesses.
Steve Tilse, Graham Brown and partners have had the pub running under management, and determining to go their separate ways put it to market through JTS Realty Muswellbrook.
Revenue has fallen since the Linga lost its chef, suggesting clear upside for a new owner, particularly owner-operator.
“The place needs to be a destination again,” offers JTS’ Jay Shepherdson, marketing the property with colleagues David Lyons and Graeme Hennessy.
“It used to be one. It’s on the Pages River, surrounded by horse fields. A new food offering and good chef and you’ll encourage people to drive out there.”
Coming to market last week, agents report strong interest already, with close to a dozen contracts sent and several inspections pending.
The pub is likely to go for a price in the region of $700k, with the vendors believed to be “highly motivated”.
The freehold going concern is being sold via public auction onsite, 28 March at 11am.
