IRIS’ INAUGURAL QUEENSLAND PUB AND ‘MEGA’ DEVELOPMENT

Iris Group is moving up again, heading north of the home base border into its first Queensland pub, beside its massive mixed-use development set to be the biggest on the Gold Coast in over a decade.

Sam Arnaout’s Group has taken over operations in the Envy Hotel of Broadbeach, located in Niecon Plaza, in a commercial building it owns.

In the spirit of Bris-Vegas, Envy features Cocktails & Keys duelling piano bar and live music until late every Saturday night, as well as a gaming lounge, keno lounge, UBET Lounge and upstairs balcony Sports Bar.

As per its Queensland liquor licence, it also holds three satellite bottleshops, at Broadbeach, Burleigh Heads and Surfers Paradise, branded Cellarbrations.

Acquisition of the pub comes as Iris also secures approval from Gold Coast City Council for a major $800 million mega-development dubbed Victoria & Albert Broadbeach, constructing two towers, of 56 and 40 storeys, incorporating a dining precinct at street level, two floors of offices, and nearly 400 apartments – beside The Envy.

V&A Broadbeach will replace existing structures behind the Plaza, which Iris purchased in 2021 for a reported $58 million.

Arnaout confirmed to PubTIC the two projects are not directly connected, although the pub is set to benefit from a thousand new residents at the rear of the site.

Iris is understood to be preparing sale of apartments in V&A off the plan, ahead of construction beginning later this year.
