GRAFTON FAMILY HOTEL ON OFFER

Continuing the run of northern NSW pubs looking for a new home, the Camptons have put up their handsome Roches Family Hotel in Grafton.

The Roches is a two-storey sandstone and timber Federation-style structure on 988sqm at the corner of Victoria and Hockey Streets, a block from the Grafton CBD.

Inside sees a public bar with TAB and five EGMs, commercial kitchen and bistro, two function rooms and a large beer garden at the rear. Upstairs there are 17 pub-style accommodation rooms, wrapped in an elegant balcony overlooking both streets.

Sale of the Hotel includes a separate four-bedroom cottage next door, which trades as more short-stay accommodation. The total land comes to 1475sqm.

The pub enjoys strong bar trade, accounting for more than half of all revenue, and good business doing functions. The gaming hardware is dated and not in a smoking solution, and there is no TITO or CRT. The accommodation holds similar potential, currently generating only six per cent of takings.

Michael and Sharon Campton took on the large-format pub at the end of 2015, relieving former patriarchs John and Marie Brien, who ran it for nearly 30 years.

Looking to take a step back from the day-to-day commitment for personal reasons, the Camptons have listed the freehold business. Sale price is likely to see close to $3 million.

“The entry level price point will be attractive to new hotel entrants who are often outbid by established publicans on larger assets,” suggests HTL Property’s Xavier Plunkett, marketing the pub with colleague Blake Edwards. 

“The Northern Rivers presents very desirable lifestyle opportunities and we expect interest to be widespread.”   

The freehold going concern of the Roches Family Hotel is being sold via Private Treaty.
