GLYNN AND BARRET LIST COBBLERS TAVERN

After four decades on the job, publicans Kieran Glynn and Arthur Barret have listed for sale Mandurah’s iconic Cobblers Tavern.

Cobblers is on a 1,334 sqm lot in Falcon, adjoining a First Choice liquor store and numerous specialty shops.

It offers several distinct areas, with a main bar, public bar, restaurant, function room, front and rear courtyards and 53 parking spaces. Internal area is just shy of 800sqm, and it is licensed for 617 people.

About an hour south of Perth, Mandurah boasts an ever-growing population and tourism appeal that has grown to approach half a million visitors each year.

The Tavern takes in a catchment of residents of Falcon, Halls Head, Erskine and Wannanup.

For close to 40 years it has been owned and operated by Glynn and Barret, who carried out a significant redeveloped at the site in 2013 and are looking to a buoyant market as the right time to sell.

The operation is said to suit a single operator or larger pub portfolio, according to CBRE Hotels’ Ryan McGinnity, managing the sale campaign.

“Cobblers Tavern is a well-established operation, which rebounded very well in 2021 following COVID lockdowns, generating an average weekly turnover of more than $95,000,” says McGinnity.

Market opportunity and local growth have been factors in recent Western Australia sales, seen at the Bayswater Hotel, selling to LocalsCo late last year, and last month the famous Paddington Ale House bought by ARK Group.

“The Peel region is soon expected to rival WA’s south-west as the most populated area outside of Perth,” adds McGinnity.

“Cobblers Tavern sits at the heart of the region and will benefit from anticipated population growth to approximately 450,000 people by 2050.”

The freehold going concern of Cobblers Tavern is to be sold via Expressions of Interest, closing Wednesday, 27 April.
