The Forbes Golf & Sportsmans Hotel, overlooking the idyllic Forbes Golf Course, is for sale by private owners.

Forbes is a vibrant town in NSW’s central west on the banks of the Lachlan River, about 380 kilometres west of Sydney, counting local population approaching 10K.

Set on a 3,157sqm lot adjoining a motel, the two-storey hotel has on ground level a single service public bar, bar and TAB seating, commercial kitchen with bistro seating and private dining area, and beer garden with undercover area.

Upstairs is a large and efficient function area with its own full bar and commercial kitchen, offering capacity for approximately 280 seated or up to 350 standing. It is the largest function space in the district, with panoramic views across the golf course. It can be accessed and operated independently of the lower level.

The sale campaign touts weekly revenue of around $26K, with “huge potential” for growth.

Vendors on the sale are Pat and Mick Lenehan, who have held it for around five years. The business is run under management, with Pat, a local mechanic, overseeing operations.

As Mick looks to retirement, they opted to put the pub to market.

Found roughly halfway between Melbourne and Brisbane, on the Newell Highway, Forbes is a popular stopover for travellers. The town has a rich history of bushrangers and colonial architecture, and hosts regular festivals to entice tourists. The region is rife with agriculture, and boasts Moxey Dairies – one of the largest dairy farms in the southern hemisphere.

Likely to find sale price of circa $1 million, the hotel is suited to a hands-on owner-operator, potentially a couple, or new entrant to ownership.

Agents report the business has robust systems and processes in place, which add to its ‘turn-key’ appeal.

The freehold going concern of the hotel is to be sold via Expression of Interest, closing Friday, 30 August.
