Dubbo stalwart the Buncha Hotel is being sold as a passive freehold with opportunity to take over later in the year.
Otherwise known as the Railway Junction Hotel, the pub enjoys a generous lot on arterial Fitzroy Street, adjacent to the train station, in the growing NSW town of Dubbo.
It comprises public bar with TAB and beer garden, bistro, and eight accommodation rooms plus a three-bedroom self-contained manager’s residence.
Marketing literature reports the Hotel presents very well, courtesy of a recent refurbishment.
It is currently under lease, pulling just over $6k in rent per month, but the lease is due to expire in November, at which time the purchaser could take over the business.
It is being sold by Brett Harvey and Greg Pilon, who have owned it since 2015.
The partners have engaged Manenti Quinlan’s Leonard Bongiovanni to market the freehold asset, as they look to focus on other projects.
“They feel they would like to pass the hotel to someone who can give it the attention it deserves,” says Bongiovanni.
Dubbo is one of NSW’s prominent inland communities, already attracting interest from hotel operators, as with the recent sale of the Milestone Hotel to Harvest Hospitality.
The Buncha freehold and opportunity has an asking price of almost $1 million.
“The Buncha is a rare entry level opportunity within a large and thriving regional centre, which offers a population of around 36,000 to draw upon.”
