One of Dubbo’s most recognised family-friendly hotels, the Maas brothers’ Garden Hotel, has changed hands between loyal locals in a discreet off-market transaction.
The large two-storey pub boasts a long history in the city, around 400 kilometres north-west of Sydney, originally known as the Great Western Hotel. It sits on the prominent corner of Talbragar and Gipps Streets, close to Dubbo’s CBD and key local amenities.
Known locally for its family-friendly atmosphere, it offers a popular bistro, one of the largest beer gardens in the region, with a dedicated children’s playground, a sports bar, TAB and gaming room with 12 machines (entitlements), and function and events spaces. On the upper level is classic pub-style accommodation.
Included in sale of the asset was an adjacent property at 175 Talbragar Street that adjoins the beer garden and contains a small warehouse building. The surplus land is around 798sqm, bringing the total landholding to approximately 3,462sqm.
The additional property provides the incoming owner with future flexibility and potential expansion opportunities.
Sale of the Garden was on behalf of long-term owners, brothers Shawn and Ryan Maas, siblings to Wes Mass, who founded the successful industrial company Maas Holdings, providing a range of services in the Dubbo region and beyond.
Shawn and Ryan have held the title on the Garden freehold going concern since 2014, operating it largely under management.
Keeping typical country pub scale, with diversified income streams, it provides substantial operational upside for a hands-on hotelier and has sold to a local family operator understood to be strengthening his business footprint in town.
“Having operated the Garden Hotel over a long period, we are pleased to have reached a confidential sale outcome and thank MQ & Associates for their handling of the transaction,” said the brothers.
The confidential nature of the off-market transaction is said to be the preference of both the vendors and the new owner, and the sale price similarly remains confidential.
Leonard Bongiovanni of MQ & Associates managed the transaction, noting the ongoing demand for established regional hotel assets with genuine scale, diversified revenue streams and potential.
“Importantly, the hotel will remain in local hands, with the purchaser intending to retain the venue as a local family favourite while continuing to build on its position in the Dubbo hospitality market.”
