DELATITE HOTEL MANSFIELD ENTERS NEW ERA

The striking Delatite Hotel in Mansfield has been sold by long-time operators Dean and Gill Belle, capitalising on their dedication to hospitality.

Set on a prominent 2,850sqm corner in town, in the heart of Victoria’s high country, the Hotel is a two-storey structure offering public bar, bistro, beer garden, functions, 14 accommodation rooms and a drive-through bottleshop. It is best known for its high-quality foodservice and averages $100k in weekly revenue.

Located around 220 kilometres north-east of Melbourne, close to Mt Buller, Mansfield Shire enjoys year-round appeal and serves both rural and tourism markets, seeing a rapidly growing local population and attracting close to 700k visitors annually.

When the Belles acquired the hotel operation, it was closed for business. Holding a clear vision for the place, they executed “careful redevelopment”, restoring and reworking the offering to suit trade.

“We positioned the Delatite Hotel as a food and beverage hotel rather than a typical pub,” offered Dean Belle.

After 13 years of dedicated operation, despite further opportunity to expand the business the couple decided to “take a step back” and joined the freeholder owners to offer to market the re-stapled freehold going concern in late 2025.

Dean says he’s pleased to pass it to new owners and expects every success.

“Mansfield is a wonderful community that supports its local businesses well.

Sources say the unnamed buyer is an experienced operator with strong ties to the region, and the sale price is understood to have been well above the $4 million guidance figure.

A national EOI campaign was managed by HTL Property’s Scott Callow, reportedly generating strong interest from local and interstate operators.

HTL is confident sales of typical regional hotel assets around Australia will surpass in 2026 the fervent activity of 2025.

“This level of interest highlights the ongoing demand for high-quality regional hotel assets offering operational upside,” says Callow.
