COWRA’S LACHLAN HITS ACCOMMODATION MARKET

The freehold going concern of local landmark the Lachlan Hotel in Cowra is being sold by a private owner looking to head north.

The four-storey pub resides on a high visibility main street site that sees strong foot traffic. It includes an efficient single bar, undercover entertainment area for live music and events, 38 accommodation rooms, and off-street parking in a council carpark at the rear.

There is also a retail shop at the front, connected to the building, generating weekly rent.

Over $200k in capex has been invested in upgrades over the past 12 months, but significant upside remains in the accommodation, with 23 of the rooms operational and the other 15 nearing completion.

Cowra is a town of nearly 10k people in the NSW central west, straddling the Lachlan River, in the Lachlan Valley. It is around 300 kilometres west of Sydney and 189 north of Canberra, at the junction of the Mid-Western and Olympic highways and Lachlan Valley Way.

Established in 1846, Cowra is a robust agricultural and mining region, supporting consistent hotel trade.

The Lachlan was closed for a decade before being purchased by Aaron Orenshaw at the end of 2023.

He has been in the industry for 30 years, having worked at venues including the lauded Oxford at Bathurst, and also owns the Goldfields Motor Inn, nearby in Blayney.

His goal has been to increase trade at the Lachlan in both f&b and entertainment, but has now decided to return north and focus on his development project and other interests on the north coast. The Goldfields Motor Inn has also been listed.

The affordable accommodation market in NSW continues to grow in popularity and opportunity, and the well-equipped Lachlan Hotel is being sold with asking price of $1.25 million in a campaign through Manenti Quinlan & Associates’ Jeremy Cusack and Len Bongiovanni.

“Cowra is an exciting town and vibrant community,” says Cusack.

“The hotel will be perfect for a family, to utilise the huge accommodation and f&b and take the business to the next level.”
