CLERMONT GRANDEUR ON OFFER

A Grand Hotel in the heart of bustling Clermont has come to market, presenting opportunity for the gamut of buyer types.

Clermont is a rural hub, around 290 kilometres south-west of Mackay, and central to the industrious Isaac region, with large-scale mining, manufacturing and construction sectors.

Situated on a large 2,753sqm rectangular corner lot on main road Capella Street, the Grand Hotel Motel is something of a centrepiece of the town.

The pub offers a public bar, lounge bar and dining area for 50 patrons, function room with bar for up to 70 patrons (seated), gaming room with 21 EGMs, outdoor smoking area, and drive-through Liquor Legends bottleshop. The fully-equipped commercial kitchen is currently leased to a Chinese Restaurant.

There is also a two-storey brick motel with 12 rooms, plus two demountable rooms with ensuites and a manager’s residence.

The private owner has put it to market through Leon Alaban and Christian Tsalikis of Savills Australia, ahead of projected activity in the area.

“The exciting part of this opportunity is that its countercyclical investment,” suggests Alaban. “The mining sector is now starting to witness both growth and expansion and therefore businesses in these regions are expected to fair reasonably well for the short-medium term.”

Tsalikis says the Hotel’s strong revenue base will appeal to a broad range of hoteliers.

“The yielding freehold opportunity will be suited to corporate groups, multi-venue operators as well as owner-operators.”

The freehold going concern of the Grand Hotel Motel is for sale via Expressions of Interest, closing Thursday 10 September.
