The handsome Royal Hotel of Capertee is for sale, bringing plenty of blue sky for an entry level price in a growing region of the mountains west of Sydney.
After being leased for five years, the pub operation was returned to freehold owners Graham Annovazzi and Catherine Palme mid-2020.
The pair have executed some further internal renovations and improvements to the country-style pub, which offers two bars, kitchen, indoor formal dining and external dining areas, gaming area with two machines, 15 accommodation rooms and a manager’s flat.
Its title also includes industrial storage sheds at the rear – two of which are leased to the world-famous Craftworks Whiskey distillery.
Population growth in the Lithgow shire has been further bolstered by residential flight from Sydney, seeking to reduce the impacts of lockdowns or take advantage of the trend in working from home.
Domestic tourism through the area is often en-route to Mudgee, or to the world-famous Capertee Valley. The township takes its name from the Valley, proclaimed as the second largest canyon in the world. The surrounding area is a go-to location for off-road enthusiasts, bush walkers, and bird watchers.
The cast and crew of SAS Australia recently stayed at the pub, while filming in the area.
Annovazzi and Palme bought the Hotel over 12 years’ ago, largely as Catherine was keen to renovate the sandstone building, which is close to where they live. Graham is now looking to pursue a career in demolition and both feel it is time to say goodbye.
The Royal only operates Friday, Saturday and Sunday, meaning plenty of opportunity for a new hands-on operator.
It comes to market with asking price of $1.4 million (WIWO), through Cabmon Property’s Peter Seeto.
