BYRON PUB PLAN LOOKING FOR PUBLICAN

Developer Adam Hammond is offering up a lease at his new Byron Bay project, next door to the famous Beach Hotel.

Wielding plans to demolish the existing Bay Motel, at 12 Bay Street, a new multi-level structure will encompass a pub-style hospitality venue on approximately 400sqm of internal area, and “as much outdoor seating area as the site can handle”. Upstairs will be four luxury half-floor apartments.

Hammond’s background is in design and construction, in Australia and Europe, and he has been meeting with prominent f&b operators to determine what is wanted in the space.

Preliminary architectural plans were created for discussions with potential tenants in the ground floor hospitality space, and with Byron Shire Council.

A DA is currently before Council, with a decision expected in the coming weeks. Final plans will be lodged once an operator has been determined, and details such as services can be finalised.

Hammond says he has had nightclub-style pitches put to him for the venue, but says there is residential and accommodation in the area, and believes this “simply isn’t the place” for a venue working extended trading hours. 

“What I envisage is an upmarket spot with top quality yet accessible food, from breakfast through dinner; the sort of place you can enjoy a schooner with an epic view at lunch or a few drinks after dinner with the right music.”

Investment giant Moelis paid north of $100 million for the freehold going concern of the Beach Hotel in late 2019 – just two doors down from the Bay Motel.

Moelis Australia Hotel Management (MAHM) reportedly also have a DA in process, for a substantial redevelopment of the mighty Beach.

Hammond believes a new operation at 12 Bay Street could attract a substantial spill from the Beach, and estimates the venue to earn weekly revenue in the region of $250-400k.

”Given the redevelopment of the pub and interest in hospitality in that stretch of coast, I’m putting the ground floor strata-titled hospitality space up on a lease or sale basis, off-plan,” he says.

”I’m pushing for DA approval, and commencement on the new structure by Q1 or Q2 2023.” 

The project is also being offered for sale on a ‘design & construct’ basis, with price guide of $20-25 million.
