BLANK SLATE NORTHERN RIVERS PUB ON OFFER

The dormant Clarence Hotel of Maclean, in the NSW northern rivers, is being sold as a vacant freehold ready to be revived.

The private current owners took on the country pub in 1990 and successfully operated it for decades, offering public bar, gaming room zoned B3 with 13 entitlements, and a spacious beer garden.

It was one of only two hotels in the coastal town, around 20 kilometres from Yamba, set on a large, prominent 1,696sqm corner site adjacent to the Clarence River.

Often referred to as the ‘Scottish Town In Australia’ historic Maclean has largely been built around sugar cane, beef and fishing, recording wider population of around 8,300 residents.

But in 2018 a storm saw the Hotel extensively damaged, tearing off its roof and flooding inside.

It has not operated since, although the roof was replaced and the building made weathertight and secure.

Looking to retirement, the owner-operators have opted to offer the vacant freehold to market to let someone else take it to the next chapter.

Beyond repairing damage, it has been prepared as a blank canvas and the necessary approvals secured to revive the operation.

“The interior has been stripped out and a DA has been granted by Clarence Valley Council to return the hotel to its pre-storm condition,” notes Dougherty Property’s Derek Morgan, marketing the pub.

Maclean’s Clarence Hotel is being sold through the ‘Openn Negotiation’ auction system. All bids must be submitted online by registered parties. Final bidding is at 4pm Thursday, 15 December.
