BATHURST’S BIG KNICKERBOCKER ON OFFER

Landmark of Bathurst, Australia’s motor racing capital and one of the state’s most dynamic centres, the blooming Knickerbocker Hotel is being sold with hands-on opportunity.

Built circa 1940, reflecting Functionalist and Art Deco architectural, the four-level hotel resides on a 2,038sqm landholding of two titles, a short walk to town centre attractions and amenities.

The tastefully renovated pub offers public bar, the “best bistro menu in the centre of town”, gaming room holding 12 entitlements, beer garden and a popular drive-through bottleshop, with parking on the adjacent parcel of land.

There is a self-contained two-bedroom manager’s residence, and 20 accommodation suites, each with private ensuite and hot breakfast included, serviced by an elevator to all levels.

The business also maintains a passive income courtesy of a rooftop telecom tower lease.

Found roughly 200 kilometres west of Sydney, Bathurst is a thriving regional city with a diverse economy supported by tourism, education, and manufacturing.

The city is home to Charles Sturt University but best-known and draws global visitors for the annual Bathurst 1000 at Mount Panorama.

Beyond strong local patronage, the Knickerbocker’s prominent CBD position means it benefits from a steady influx of tourists and professionals.

It reports robust trading, averaging roughly $165K in weekly revenue (FY25 H1).

While business is underpinned by the busy bottleshop, there is said to be operational blue sky in the f&b and gaming operations.

Vendor on the sale is a private syndicate that is looking to pursue separate interests, propelled by “clear upside” in the investment.

“This is a rare opportunity to secure a well-established hotel in one of regional NSW’s most strategic and resilient hospitality markets,” says MQ & Associates’ Leonard Bongiovanni, managing the campaign.

Sale of the freehold going concern of the Knickerbocker Hotel is via Expressions of Interest, closing Wednesday, 16 July.
