Aushotel Group has listed its pioneering craft beer-based venue in Brisbane, the Archive Beer Boutique.
The stand-out venue is located in the centre of Boundary Street in Brisbane’s tightly-held West End precinct – opposite the billion-dollar West Village residential masterplan currently under construction.
The two-level Boutique is set over 1,419sqm, and newly renovated it includes the main food and beverage operation, plus the Loft Bar on the upper floor – a function-based business providing flexibility and additional revenue streams. The business holds a commercial late-trading 2am liquor licence, and the Queensland-specific ability to have three detached bottleshops within 10 kilometres.
It has been listed for sale by the Queensland Group, offering a long-term, 31-year head lease that represents an opportunity to further tap the evolution of Brisbane’s thirsty craft beer market.
Industry sources suggest the operation could sell for around $5 million.
“Archive was Brisbane’s first and largest craft beer bar, which continues to stand the test of time,” says Aushotel MD Jim Davies.
“Many of our great craft brews have had their start and gained exposure and volume through Archive. [It] is still a significant volume driver for many craft brands on the market and has never poured a ‘mainstream’ beer on tap.”
Aushotels continues to operate Springfield’s Orion Hotel and the Exchange Hotel in Kilcoy.
The Group appointed CBRE Hotels director Paul Fraser, who notes its pedigree and potential in Brisbane beer lore.
“Archive has been a pioneer in Queensland’s craft beer market.
“The decision ten years ago to launch Archive as a pure craft beer offering was courageous, but it has been instrumental in differentiating this asset in the marketplace.
“This location, combined with the asset’s size, scale and long tenure, presents a compelling opportunity and we believe the sale campaign will generate considerable buyer interest.”
The leasehold interest of the Archive Beer Boutique is for sale by Expressions of Interest, closing Thursday, 27 May.
