
The large-format Wooli Hotel on the idyllic NSW north coast is being offered for sale for the first time in decades, by retiring veterans.
The hotel motel is at the centre of North St in the coastal and riverside town of Wooli, roughly halfway between Coffs Harbour and Yamba.
An expansive trading footprint utilises only a portion of the site, on 20,200sqm over two titles, close to the beach.

It features a public bar, bistro, gaming room with 10 machines (entitlements), a large function or entertainment space, six motel rooms and a self-contained manager’s unit, and a drive-through bottleshop, producing total weekly turnover of more than $90k (FY25).
The site also holds approval to build eight 2-bedroom dual key apartments on the surplus land as an englobo development.
Held by the vendors for more than 33 years, it is likely the business would further benefit from a modern approach and fresh eyes, introducing practises such as actively marketing the accommodation.

After many years working Wooli, with co-owner Ian Reece, the pair are seriously planning for retirement.
They had looked at a sale in recent years, with the pub previously marketed for circa $13 million.
The freehold going concern of the hotel motel is now being sold in an Expressions of Interest campaign through HTL Property’s Blake Edwards and Xavier Plunkett, closing 12 November.
“The combination of strong weekly revenue, idyllic riverside location and significant potential development upside will make this asset broadly appealing to a large array of buyers,” suggests Edwards.
