MONTE ALE HOUSE ON THE MARKET

The eclectic Monte Ale House of Slacks Creek is being sold by career publican Tom Scherf, offering opportunity for fresh eyes looking to south-east Queensland.

Slacks Creek is found around 20 kilometres south of the Brisbane CBD and is home to around 10K people.

The popular Ale House occupies a 2,037sqm site close to the Pacific and Logan motorways, amongst the Slacks Creek industrial district, surrounded by major retail and commercial entities such as Logan Central Plaza and Springwood Plaza.

It provides a main bar and beer garden, with designated outdoor smoking area (DOSA), plus a two-bedroom manager’s residence. There is a drive-through bottleshop onsite and the business incorporates two further (detached) bottleshops.

The well-established venue is a popular destination for motor clubs and road trips, heavily adorned with collectibles including cars, motorbikes, tools, vintage signs and a unique, vintage race car, all representing what “every man cave wants”.

It also holds the licence for import operation Australian Trade Partners, which is currently underutilised.

The family-run pub is open limited hours, and sales literature cites the opportunity in increasing trade, either through strategic capex or the addition of a third detached bottleshop, optimising the potential of the Queensland liquor licence.

For nearly eight years it has been the work of Tom Scherf and his son-in-law, who runs the day-to-day.

After 40 years manning bars Tom is looking to “semi-retire” and spend more time travelling in his caravan.

Industry sources suggest the hotel is likely to fetch sale price approaching $4 million.

Located in one of SEQ’s most dynamic and evolving industrial-commercial precincts, the asset is being marketed by Savills’ Leon Alaban and Kath Brassington.

“Monte Ale House presents a freehold going concern business with multiple income streams, offering upside for an incoming operator wishing to evolve the on-premise trade and/or re-establish the wholesale business,” says Alaban.

“It is an excellent entry level opportunity for operators looking to secure a commercial hotel licence within the ever-growing south-east Queensland region.”
