One of Melbourne’s best-known establishments, the iconic Bush Inn, has hit the market with long potential.
The large footprint pub occupies a high-profile corner on the borders of some of Melbourne’s most affluent suburbs, Toorak and Hawksburn.
It provides trading area of more than 650sqm and capacity of 400 patrons, offering multiple bars and dining areas, an efficient centralised kitchen, and areas for functions or private dining on the first floor.
The Bush has long been a popular meeting place, the successful ongoing business reporting typically weekly revenue of $50-55k, but it’s thought to have potential for double that.
The building’s size and flexibility for future refurbishment, and readiness for strategic capex, makes for an opportunity to create a destination venue.
Potential to effectively operate multiple venues under one roof and cater to multiple types of guest is expected to be appealing to a growing operator or group looking to Melbourne’s inner eastern suburbs.
“This pub is cherry ripe,” pronounces CBRE Hotels’ Mathew George, managing the sales campaign.
“It sits amongst a thriving local shopping strip and is adjoining arguably one of town’s most famous French eateries, Bistro Thierry.”
The pub is currently operated by Leisa Wheatland and there is an existing 20-year lease in place, but George believes this could be further increased for the right operator, and the upsides are sky-high.
“There’s ability to create a fantastic rooftop deck (STCA) offering CBD skyline views, which would make a great addition to the already existing first floor function space,” he says.
The long-term lease of The Bush Inn is being offered for sale by private treaty.
