Pearl of the Victorian coastal, the Apollo Bay Hotel, has been put to market for the first time in over 30 years.
Located on a generous 2,368sqm site on the world-renowned Great Ocean Road, the Hotel has been recipient of numerous awards, such as the prize for Best Regional Pub Bar in the AHA Awards for Excellence in 2021.
The diverse business counts multiple trading zones, offering a stunning front deck overlooking the beach, public bar, large family-friendly bistro, and multiple function spaces. It also has a newly added rear beer garden that has proven very popular.
“The Hotel and the town of Apollo Bay have just been amazing to us over our tenure of operation,” recalls Stephen McMahon, one of the long-time owners.
“The comforting factor for us in making the decision to sell has been the knowledge that the new owner will be acquiring a true turn-key business. Our staff are an incredibly talented team who will be keen to continue to drive the business forward.”
Beyond its existing strong revenue base, the ABH provides potential for future expansion by increasing its accommodation offering, to capitalise on the year-round tourism demand.
The past year has seen some big-ticket coastal pub assets change hands, highlighted in Victoria by Merivale’s debut into the state with purchase of the nearby Lorne Hotel in July for around $38 million, and north of the border, Harvest Hospitality buying the Woy Woy Hotel in October and Colin Parras taking the Shaws Bay in November.
The freehold and business of the Apollo Bay Hotel is being sold on behalf of long-term family owners through JLL Hotels’ Will Connolly.
“We have a highly successful business, enjoyed by both a healthy mix of local and tourism trade, in one of the most spectacular locations in Australia,” suggests Connolly.
Agents did not specify price guidance on the asset, to be sold through an Expressions of Interest campaign, closing Thursday 3 March.
