RAILWAY WINDSOR SOLD AFTER 27 YEARS

The Railway Hotel in Sydney’s north-west growth corridor has transacted for the first time in decades, becoming the first metropolitan sale in the NSW capital for 2025.

A classic corner pub in Windsor, the two-storey Railway is located at the gateway to the precinct’s retail and commercial areas, beside the train station and council parking. It offers a bar, licensed as an ‘early opener’, kitchen, and beer garden, with a manager’s residence on the upper level.

It has been owned and operated for the past 27 years by the Tumbridge family, who reluctantly joined the private freehold owner to offer the re-stapled asset to market last year.

“The sale of the hotel is somewhat bittersweet for both Colin and I,” offers Trenna Tumbridge.

“We’ve reconciled with ourselves that it’s time to move on, but these four walls hold so many happy memories and moments for our family.

“Nonetheless, we’re really looking forward to having a break, spending some time with the family and working through what’s next for us.”

An unpolished diamond on a prominent 1,005 sqm site in a booming LGA, with almost half of the trading footprint unutilized and no foodservice offering, the hotel was considered a blank canvas, billed as an “entry-level” asset.

New owner of the freehold going concern is local resident and industry newcomer Gaye Wheatley, who is reportedly planning to continue operations but will consider redevelopment of the site in the future.

Hawkesbury LGA has been experiencing steady population expansion, bolstering notable hotel asset transactions such as the Bligh Park Tavern for $12m, the expansive Vineyard Hotel for a comprehensive $68m, and late 2024 the Richmond Inn Hotel for $16m.

The nearby Tates Hotel in Windsor is also currently looking for a buyer.

The sale was managed by HTL Property’s Blake Edwards and Sam Handy, in conjunction with Peter Chidgey.
