A prime development opportunity has come to market in sale of the thriving Pine Beach Hotel and adjoining properties, in Queensland’s answer to Byron Bay, Emu Park.
Located on the Capricorn Coast, around 50 kilometres east of Rockhampton and overlooking the Keppel Bay Islands Marine Park, the Pine Beach is part of landholdings totalling close to 6,000sqm.
The hotel-motel facilities include bars, TAB, bistro, gaming with 12 machines, a large beer garden and outdoor entertainment area, three motel units, manager’s accommodation and a Liquor Legends drive-through bottleshop.
It also holds a detached bottleshop, within walking distance, that is currently not operating.
The pub reports annual turnover of $6 million, plus gaming.
While the well-proportioned Pine Beach occupies a site of 3,194sqm, the remaining 2,671sqm holds three substantial residences across five freehold allotments.
There is a current DA on both sites for multiple units and associated commercial development, with 15-metre height approval.
Emu Park is home to around 6,000 residents, and speculated to be the next city-flight hotspot in the Sunshine State.
The pub and land have been owned for more than three decades by EC & CI Archer, who commissioned Andy Nason and Peter Power of Power Jeffrey & Co Brisbane to market the pub and potential.
