
Rural Queensland’s immaculate Sadlier’s Waterhole and Pickabox Motel (Sadlier’s) in Morven is for sale by vendor Allicam P/L, headed by commercial property developer Pat Dunne.
The 3-acre property boasts a single-storey Queenslander-style hotel offering hearty pub meals alongside twenty-two well-maintained and airconditioned 4-star motel rooms, suitable for both travellers and workers in the local oil, gas and livestock industries. Facilities also include a laundromat.
A short walk to the town’s centre and historic museum, the hotel-motel also serves visitors to the Morven Races, booking out on big race days.
Located on the junction of The Warrego and Landsborough highways, 90 kilometres east of Charleville, the tiny town is often used as a base to explore the outback.
The original Morvin Hotel Motel was built in the 1880s, but was lost to fire in 2016 and rebuilt by eight local families, opening again in 2020.

Sadlier’s has been run by Dunne and his family for the past two and a half years and has come to market due to health concerns.
Listed at a selling price of $2.6 million, the freehold going concern is for sale by private treaty through SGW Hotel Broker agent Scott Williams, who says Sadlier’s is easy to operate and offers development potential.

“While there’s nothing more to spend on the facility, such a large site could easily accommodate the addition of fifteen caravan powered sites along with an amenities block,” furthered Williams.
